Your boiler runs almost every day, often 24 hours a day during a cold snap. Like anything that works that hard, it needs looking after. An annual service is one of the cheapest things you can do for it, and it keeps your warranty alive, catches faults before they turn into breakdowns, and keeps your gas bill honest. Why Service Annually

Manufacturer, insurer and Gas Safe all point at the same answer: once a year.

What the Service Covers

A proper boiler service is a structured inspection and clean. Every one of these steps is photographed on a Pipe Guys service.

  • Visual inspection: Casing, pipework, connections, electrical controls and signs of water damage or corrosion.
  • Burner and combustion: Flame colour and stability checked. Flue gas analysed with a calibrated analyser to confirm the boiler is burning cleanly.
  • Controls and safety devices: Pressure valves, thermostats, overheat cut-offs and flow sensors all tested to confirm they operate at the correct set points.
  • Cleaning: Burner and heat exchanger cleaned where needed so heat transfer stays efficient.
  • Flue inspection: Flue route and terminations checked for blockages, corrosion and correct seal.
  • System pressure: Pressurised or topped up as needed, with a note to the homeowner if the system is losing pressure too often.
  • Gas tightness test: Gas line tightness tested and any leaks fixed on the spot.

Warning Signs to Watch For

Some symptoms shouldn't wait for the annual service. If you spot any of these, call a Gas Safe engineer straight away.

  • Yellow or orange pilot light: Should always be blue. Yellow or orange means bad combustion and possible carbon monoxide.
  • Banging, whistling or kettling: Usually limescale in the heat exchanger or air trapped in the system. Gets worse if ignored.
  • Visible leaks: Water around the boiler or dripping from the condensate pipe. Turn the boiler off and call for help.
  • Weak or no heating: Radiators not heating, hot water running cool or intermittent.
  • Frequent short-cycling: Boiler constantly turning on and off instead of running steady.
  • Smell of gas: Do not wait. Turn off the gas at the meter and call the National Gas Emergency line on 0800 111 999.
  • Error codes: Modern boilers display fault codes. Note the code and call an engineer.

How long does a boiler service take?
